Jefferson County has some of the lowest property taxes in southwest Montana. JLDC works hard to find or create incentives that make locating here easy.  We often leverage existing resources to find the assistance that best fits your needs at little or no cost.

Financial Incentives

Some of the options include but are not limited to:

Headwaters RC&D Area, Inc. Revolving Loan Funds

JLDC works closely with Headwaters RC&D, our regional Certified Development Corporation to offer several different programs to County businesses. Programs vary and may be suitable to new or non-bankable businesses.

New or Expanding Industries Property Tax Incentive

The County government will consider property tax reductions for new or expanding industries. The reduction can be up to 50% of the property’s taxable valuation for the first five years, during the first nine years after construction or expansion. This local tax is at the discretion of the county commission.

Tax Increment Financing Industrial District (TIFID)

JLDC developed a TIFID in the south end of the county around the Sunlight Business Park and another TIFID in the north end of the county near Montana City to assist business development as appropriate. This state program directs tax dollars created from new development within a designated industrial district to fund public improvements in the district.

Jefferson County Metal Mine Disbursement Revolving Loan Fund

Thanks to special taxes paid by our two large mining operations over the years, Jefferson County has an innovative business financing program with flexible terms that can be used for working capital, machinery & equipment or real estate. Low interest rates can be negotiated with the County Commissioners as incentive to locate within Jefferson County.

  • Gold Country Mushroom, Clancy:  Assistance with expansion plans for increased production and employment.

  • Mountain States Drivetrain, Whitehall:  Assistance with expansion plans for increased production and employment.

  • Liberty Place, Whitehall:  Establishment of this unique brain injury assisted living facility.

  • Montana City Store, Montana City:  Assistance with financing and business planning.

  • Boulder Administrative Services, Boulder:  Assistance with infrastructure for new facility.

  • Jefferson IGA:  Assistance with a customer satisfaction survey.

  • Jefferson Broadband:  Assistance with start-up and expansion that brought high speed Internet to Jefferson County.
